My siblings and I hired Mr. Gregory Martins to conduct a building inspection of a prospective multi-use building. Greg showed up before we did and was already looking at the exterior of the building and taking notes. I called Gregory to inspect a studio co-op apartment I am purchasing in Kew Gardens, Queens. Initially I felt the inspection price was a little high for such a small apartment, and there was no discount for it being a studio. However, I was impressed by the great reviews posted by others about Gregory online and by the fact that he is not just a home inspector but also a Civil/Structural Engineer. So I decided to give him a shot, and he did not disappoint.
Gregory was professional, reliable, and thorough. He was extremely accommodating and flexible in setting up the appointment, which required a lot of back and forth phone calls because I had to coordinate his availability with myself and several other busy people who needed to be present. During this process he always returned my calls in a timely manner. He even allowed me to confirm my appointment with him just 2 hours before the scheduled inspection time – a gesture I really appreciated!
When we finally did the inspection he was very patient and took extra time to address the specific concerns I had about the apartment. I felt very reassured by his advice. The entire inspection process took about 40 minutes. A few days later he e-mailed me an incredibly detailed report.
One thing to keep in mind is that Gregory’s inspection is visual. That means if you need to dig deeper into one of his findings, you will need to hire the appropriate specialist (e.g. plumber, electrician, etc.) However, he has a highly trained eye that will arm you with the information you need to solve a wide variety of potential problems more quickly and more efficiently than you ever would be able to without him. I was really amazed at what an expert like him was able to ascertain in such a short time. He is a smart investment for your future home purchase and I recommend him very highly!

Gregory Martins is amazing. My husband and I hired him to inspect a 1940 one-family home with detached garage in Astoria, Queens, which he completed impressively–and in a torrential downpour no less. I contracted Gregory to do a home inspection for me last week Thursday and could not have been more pleased. I honestly can’t imagine how any other inspector could have been better. Gregory was very helpful and professional. He inspected a home we had an offer accepted on and walked us through the various aspects of the house, from top to bottom, identifying which needed help. The owners were present, but he was unfazed and unafraid to speak his mind and identify any and all issues he could tell would sooner or later become an issue for us. In the end, he wrote up a complete report including cost estimate, urgency of attention, predicted life span of component and specific details for each aspect of the house. In the end, the true cost of making the home last another 10 (let alone 30!) years was far more than the owner or real estate agents let on. If we took the deal, we would have been up to our eyeballs in debt, persistently repairing (or saving up for repairs) or maybe worse–sued by a passerby for an undiagnosed issue we had not (yet) taken care of! The engineer inspected a home we were planning on purchasing for structure, plumbing, electrical and all other matters that generally go with a home inspection. The engineer was already at the house when we arrived. He was calm under difficult circumstances. He was informative and helpful, answering all my questions as we went through the house. He inspected the house for structural defects, including foundation cracks, water leakage into the garage, cracks in the brick walls, sidewalk and retaining wall. The experience with Mr. Martins was very positive. He arrived on time and spent nearly 2 hours doing a very thorough structural visual inspection of the house. We did not do a complete home inspection, since we have owed the home for over 9 years and had only some concerns with the structure. Mr. Martins pointed out some areas that needed addressing such as drainage around the foundation to help alleviate further settling, he recommended waterproofing the concrete slab over our garage to prevent water leakage, installing a steel support structure inside the garage extension, and installing new steel lentils over each window and door opening to alleviate cracking in the brick walls. He was very courteous and answered all my questions satisfactorily. We recommend him highly to anyone needing a home inspection, particularly with structural concerns, since he is a licensed professional engineer.

We had damage from Hurricane Sandy to our basement/foundation. Requested an inspection/educated opinion on damage and changes in water levels surrounding the house. Mr. Martins performed an absolutely scrupulous inspection of the house and property we were considering for purchase–including a termite report. His inspection report, available a couple of days later, was thorough, leaving nothing out. Home inspection: deliverables included a detailed written narrative report, price estimates for repairs, and a termite report. We needed a home inspector for our potential property purchase in the Ridgewood/Glendale area of Queens, NY. After checking on-line for licensed engineers specializing in home inspection in the area–we used some home-inspection industry associations to verify affiliation and credentials (http://www.ashi.org/) is one of them. The search turned up three “good-looking” potential inspectors, all providing the narrative report including images. All three answered my emails promptly, and all gave upfront estimates. Upon asking for specific references–houses they had inspected in the past 12 months with identical construction as our intended purchase, only one, Gregory, came back with specific locations. Convinced Gregory was our person, we booked him in. We had a horrible day–the snow was heavy this winter in NYC, and the ground was covered with snow and it was sleeting at the time of inspection. No matter, the inspection must go on. Unfortunately, we could not inspect the roof, but given the owners’ own time in the house, he determined the actual life-left in the roofing system. Taking into account the original skylights, documenting some leakage, he could confidently give us the report the roof needed to be replaced sooner rather than later. Gregory spent nearly two hours at the home, going through every detail we had originally considered an issue, and found several trouble-spots we had missed/would have never thought of–an example was the ladder to the roof–NYC code states it needs to be metal; it was wooden. Overall, he was great; showed up on time, delivered the report completely detailed as promised, and on time. His best comment was, when we asked him about what he thought about the property, what was “good” about it, he replied, “You will have to ask your real estate agent about that. My job is to find out what is wrong with the property.” On the do and do not front: Do: Your research into the home inspector–check his professional affiliations; do your own walk-through and document where you see issues, and then bring that list along with you for the home inspector. Don’t: let price dictate the engineer you select–the cheapest is not always the best. Finally, as the day was miserable and we could not get to the roof, Gregory agreed to come back and re-inspect the areas in question and to head up on the roof/ exterior crawlspace for an additional nominal fee at our convenience.

I used Gregory Martins to do my home inspection seven years ago. After looking at several homes in Brooklyn, I finally came across the one that I felt was a fabulous fit for my needs. I made an appointment with Mr. Martins to view the house. He was extremely professional and explained the entire inspection process and the report he would be e-mailing us. He did a thorough inspection of the house (everything from basement to roof). He spoke to the home owner and at the end of the inspection gave us a list of possible issues with the house. One of the issues he warned us about was the basement with it’s full bath and kitchen and the issues that it presented. Afterwards, he provided us with the written home inspection report and made sure to write up his findings on the basement. With his inspection report we were able to have the home owner lower her asking price.
Over the years, I have kept reviewing his home inspection report. He had informed us of several issues and what the cost of the repairs may be when he inspected the house. As time passed some of those issues became reality and his projected cost was very close to what we paid. A few months ago, we had the Department of Buildings come to our house and were looking at the possibilities of thousands of dollars in fines for the basement if we could not prove that we did not do the work. When we went to ECB Court, we were able to produce Mr. Martins inspection with it’s thorough description and had the fines tossed out. He saved me at least ten thousand dollars in fines.
Mr. Martins was very professional, responded quickly to all my calls and inquiries (pre and post inspection), his price was reasonable and he managed to save me tons of money at the time I bought the house as well as afterwards!!!!
